Each one of our Studios has a king sized bed, a John Ryan pocket sprung mattress, a sofa or armchair, a bathroom with rain shower, a 43 inch 4K TV, a hair dryer, a security safe, independent climate control and a table with chairs.
For the benefit of guests staying that bit longer, suites also have a small kitchen with toaster, kettle, microwave combination oven, dishwasher, hob and fridge/freezer. Tesco and Marks & Spencer are situated within 2 mins walk.

We hate slow internet as much as you do! We use fibre optic broadband, with ample WiFi points, and each room has its own 4K smart TV with access to Netflix/Amazon Prime/Disney+ (you will need your own login details).

Not a lot - we have you mostly covered! We provide soap, shampoo, bath gel, towels, coffee & tea, etc. In the history of the hotel industry, we are confident that nobody has looked forward to using UHT milk in their tea or coffee. Therefore, you will find fresh milk in the fridge in your room! We hate how expensive it can be to get laundry done when staying away, so we have a laundry room which is free to use!

We don't have our own parking, but there is a car park within easy walking distance. You can pull up right in front of our reception to drop off your bags, but you cannot leave your car unattended before 6pm, or you will quickly become a victim of the Red Coat parking attendants.

It is £12 per 24 hours. You must get your ticket stamped by us, and then pay at the car park office (not the machine). While we can’t guarantee spaces, there are usually plenty of spaces available from mid afternoon, onwards. -

Absolutley not! We are not The Hilton. There are no ‘resort fees’, ‘tourist taxes’, ‘room taxes’, ‘environmental taxes’ or any other hidden charges. We charge your card prior to arrival for the agreed amount. Thats it.

No! We are owned by 2 Belfast brothers. We also own Amelia Hall, The 1852 , Town Square and Southside Social, which are situated in The Queens Quarter in South Belfast.
